I know, you’ve heard this before and are wary, but here are some Florida and Greater Orlando stats to think about! Year over year data show that approximately 38% more homes closed in September than a year earlier. Additionally, they rose 4.3% from August to 1335 properties. This has generally been consistent throughout the Greater Orlando area except for Lake County, which sold less home in September as opposed to August.

Now, I haven’t seen the figures for September, but according to RealtyTrac, Florida foreclosures dropped 4% from July to August while the national trend rose 12% during that period. Yet, I do have an issue with their methodology. They report the number of filings not foreclosures. While a property may have some sort of foreclosure filing, many are never foreclosed upon due to a short sale or some sort of lender negotiation. But nevertheless, this does show a trend of sorts.

Overall, I’ve noted an inverse relationship between the average & median prices and the number of sold properties. Last week, I published the market sales statistics and comparative analyses for Orange and Seminole counties and 11 cities within those two counties. One of the statistics that I produce is the month over month changes in the average sales price, median sales price and sales volume. In the majority of those reports I noted a general trend in that if there were a decrease in the average and median sales price, there was an inverse increase in the sales volume and vice versa. This may not appear obvious on the outset, but when you look at it, a lower price means a home is more affordable, therefore raising the areas affordability index.

I’ve been of the belief that the best indicator of trends is closed sales volume, but it should be noted that many industry analysts believe that a better predictor is New Contracts/Pendings, properties under contract. While I understand that this shows a possible trend for future closings; it must be also understood that many, and especially in our current market, never make it to the closing table.

The following are the market sales statistics for Winter Springs, Seminole County, Florida for September 2008.  Winter Springs is made up of the zip code 32708.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here.  These stats are only as good as telling us what it being purchased and happening at a certain period in time.  Also, it needs to be fully understood that not only is real estate local, but it is hyper-local.  What this means is that the trends that we hear about are overall.  Let’s put it this way, what’s happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

24 homes sold during the month of September.

The average sales price is $234,112with 184 days on the market.

The median sales price is $227,500.

The sales to list price ratio is 95%.

The most expensive home sold for $459,000 in Howell Creek Reserve and was on the market 95 days

The least expensive home sold for $104,000 in Deersong after 71 days on the market.

The average sales price for the same period a year earlier was $328,517 with 272 days on the market and a sales to list price ratio of 96% on 23 sales, an increase of 4%.

The month to month changes show a decrease in the average sales price of 13.3% and an increase in the median sales price of 5.7%. Yet, there was a decrease in sales volume of 14.3% with a 2% increase in the sales to list price ratio.

Condos, Townhomes & Villas

3 homes sold

The average sales price was $196,359 with 72 days on the market.

The median sales price was $212,090.

The sales to list price ratio is 97%.

The most expensive condo sold for $242,987 in Harbor Winds and was new construction.

The least expensive condo sold for $134,000 in Highland Glen after 101 days on the market.

The average sales price a year earlier was $200,087 with 153 days on the market and a sales to list price ratio of 95% on 6 sales, a decrease of 50%.

The month to month changes show an increase in the average sales price of 16% and an increase in the median sales price of 33%. Yet, there was a decrease in sales volume of 57% with a 3% increase in the sales to list price ratio.

The month to month changes show a decrease in the average sales price of 11.5% and a decrease in the median sales price of 31.5%. There was also a decrease in sales volume of 32% with a 1% increase in the sales to list price ratio.

The average sales price was $160,090 with 116 days on the market.

The sales to list price ratio is 93%.

The average sales price a year earlier was $166,036 with 150 days on the market and a sales to list price ratio of 95% on 22 sales, a decrease of 64%.

The month to month changes show a decrease in the average sales price of 24.3% and a decrease in the median sales price of 5.7%. Yet, there was an increase in sales volume of 25% with a 6% increase in the sales to list price ratio.

The month to month changes show an increase in the average sales price of 30% and an increase in the median sales price of 37%. Yet, there was a decrease in sales volume of 19% with a 2% increase in the sales to list price ratio.

The average sales price was $172,177 with 85 days on the market.

The median sales price was $160,888.

The sales to list price ratio is 89%.

The most expensive condo sold for $210,000 in Summerport and was on the market 307 days.

The least expensive condo sold for $150,000 in Lakeside at Lakes of Windermere after 64 days on the market.

A year earlier there was 1 sale for $252,894 with 213 days on the market and a sales to list price ratio of 86%.

The month to month changes show a decrease in the average sales price of 1.6% and ad decrease in the median sales price of 8%. Yet, there was also an increase in sales volume of 250% with a 5% decrease in the sales to list price ratio.
